What if I end up with a house I don't like or can't afford to build?
We work very closely with you and the budget you have allocated for the project. Through every stage of the design and build process, we ensure your ideas are incorporated into a design you love and can afford to build.
What if I incur costs above what I have been quoted?
Whilst we do provide upgrade options, our price to build your new home will be backed by our 5 page, 40 point new home fit-out specification, which itemizes and identifies everything that is required to build your new home at the price we quoted. If you choose to add upgrades or additions to the specification along the way, we will quote this for you and nothing will be put into action until you have signed and agreed to it, avoiding any unexpected expenses along the way.
Will my house build run over time?
We always remain transparent with our clients, and the honest answer is sometimes houses take longer to build than initially estimated. The main reasons for this is bad weather holding up progress, and new ideas/variations added to the plan along the way which will inevitably extend the completion date. We will ensure you are informed and updated along the way, and your weekly Construction Updates will keep you informed on what is happening on-site, and what is coming up.
How will I stay up to date with what's happening on site?
Clear communication is a high priority for us, and essential for a smooth build process. We provide weekly Construction Updates which include site photos, progress made during the last week, and what is planned for the week coming up. Additionally to this, we can schedule site meetings so that you get the chance to get your feet on the ground and watch your new home coming to life. One of the advantages to having a small office team is that during the planning process you will get the opportunity to meet those who will be actively involved with your build, providing a consistent point of contact you can turn to with any queries or concerns along the way.
With so many decisions to make, how do keep from getting overwhelmed?
With 30 years of designing, building, decorating and landscaping under our belts, we have developed well-established systems to ensure the process is as easy to follow and understand as possible. Our team are knowledgeable, friendly and happy to help wherever it is needed and can assist and advise every step of the way.
What Council requirements will I be responsible for?
As part of our end-to-end build service, we submit applications and plans to Council on your behalf to ensure you receive consents and permits with minimal involvement and disruption to you, from Resource Consent right through to Code of Compliance Certification.
How do I pay for my new home?
Payments for your new home are made progressively on completion of each construction stage, so you never pay for anything that hasn’t been completed.
Do I get a Guarantee/Warranty for my new home?
As Registered Master Builders your new home comes with a 10-Year Guarantee, which we manage the application for on your behalf.
What is a variation?
When a change is made to the scope of works (e.g. adding a decorative ceiling to the kitchen), we will discuss the details around this addition with you, and provide you with a quote and variation to approve and sign. This way there are no hidden expenses if there are changes made to the originally quoted specification.
